Frequently Asked Questions

Listed below are some of the more frequently asked questions and answers about your homeowners association. This list is not all-inclusive, and there may be some questions you have that are not listed here. Please feel free to reply to TLC Management with any questions or concerns you may have, and we’ll be happy to answer them and provide you with assistance.

Q:What purpose does a homeowners association management company serve?

The management company is hired by the Board of Directors to oversee, coordinate, and enforce the conditions, covenants and restrictions for the homeowners association. The management company performs such duties as maintenance of the budget, tax preparation, maintain liability insurance, plan and schedule annual and special meetings, common area maintenance, architectural approval, collect assessments, prepare budgets, enforce covenants, and send notices of covenant infractions.

Q:Do I have to abide by the covenant rules and regulations?

All members (lot owners) are legally obligated to abide by the rules and regulations of the covenants for the community in which they reside. The covenants are recorded at the courthouse of the municipality in which they live, and are legally enforceable. Compliance with the covenants benefits all the members of the association in maintaining the harmony and aesthetic appeal of the neighborhood.

Q:What will happen if I do not pay my homeowners dues (assessments)?

Payment of dues is the responsibility of all members of the association. Assessments are stipulated in the covenants, and the penalty for non-payment may subject a homeowner to fines, liens or foreclosures.

Q:Can anyone report a covenant violation, and if so, will it be kept confidential?

Yes, anyone can report a violation of the covenants, and it is encouraged. The management company makes routine inspections of the neighborhood, but they cannot and will not see everything. We invite all members to report any infractions of the covenants. Your privacy and confidentiality will be honored.

Q:Other than my driveway, where am I permitted to park my vehicles?

Although parking is legally permitted on the street, it is discouraged. When possible, all automobiles should be parked in a garage or driveway. Parking is not allowed on the lawns or any place not designated for vehicle parking. Please exercise care to not park in a manner that blocks approach to neighbors’ driveways or mailboxes.

Q:May I park my work vehicle, camper, trailer, or boat on my property?

Per the standards set forth in your covenants, commercial vehicles, trucks or tractor/trailers are not allowed to park on any portion of the property visible to other residents. Boats, campers or trailers must be parked in an enclosed garage or approved parking pad so they are screened from the street.

Q:Do I need permission to build a fence or any exterior structure on my property?

Yes. Please review the requirements for architectural approval stated in your covenants.

Q:Am I allowed to have a satellite dish or antenna on my property?

Satellite dishes and antennas are permitted, however, they must adhere to the guidelines stated in the covenants.

Q:May I place my basketball goal in the street within the subdivision?

Basketball goals or any play equipment is prohibited from being placed in the public street in your community. Basketball goals and other recreation equipment must be installed and used on the owners’ property, not the common area or the public streets.

Q:May I place a No Soliciting or No Trespassing sign on my property?

Yes. You may place signs to prevent individuals from trespassing onto your property. However, the signs must be in good condition and meet the covenant criteria specified for signs of this nature.
